Like many things in life, common sense will be your best asset in finding your own dream-come-true site, whether you seek a home, a place to retire, or a vacation spot. Keep the following in mind:

What amenities are offered?
Things like pools and clubhouses, tennis courts, gated security, and major recreational facilities like golf courses and boating access may be of importance to you... and remember to ask yourself what interests you or your children may develop over the years.

How convenient is the location?
Do you need a reasonable commute to a major metro area? And are there nearby "small-town" resources for groceries, pharmacy, video rentals, gasoline, etc.?

Is a good school system important?
Texas has a wealth of good public school systems... a little research will help you determine if local schools meet your needs.

And, perhaps of greatest importance, what is the developer's track record?
Your relationship with the developer goes beyond the sale. You'll want a developer with a successful history, and a commitment to the long-term management of the development you choose.

QUESTIONS YOU SHOULD ASK...

Q: Is the Property Surveyed?
A: With a surveyed parcel you have greater assurance that the acreage will be exactly what you contracted for. The boundary lines should be as shown on the survey map and pinned & flagged on the property. Without a survey you can only guess at the number of acres and the exact boundary lines.

Q: Is Financing Available?
A: Financing on unimproved land is difficult to find and almost impossible to obtain on property that is out of state. It is not unusual that banks will require as much as 50% of the purchase price as a down payment.

Q: Is the Title to the Property Clear? (Free of Liens, Easements, and Other Encumbrances)
A: Property on which clear title is guaranteed (usually by Warranty Deed) is "worry-free" and far more salable than property which is encumbered, by liens, taxes, or easements. However, an easement or right-of-way can sometimes benefit a potential buyer by offering additional access to backland.

Q: What are the Current Taxes on the Property?
A: We all wish taxes were lower, especially when we are buying property for the long haul. Low taxes help reduce carrying costs. Taxes usually relate to services provided by the town and the tax structure of the state. Make sure you understand what the taxes are today. No one can predict the future with certainty.

Q: What Services are Available in the Area?
A: The answer to this question will depend on your use for the property. Be sure you know all services provided by local government or public utilities. Obtain estimates of cost for water and sewage disposal. Your intended use of the property will determine what services are important to you.

ANSWERS YOU SHOULD INSIST UPON

Q: What Are the Zoning and/or Deed Restrictions on this Property?
A: Each state, county, and town follows different subdivision and zoning regulations. It is very important that you understand what uses are permitted or not permitted on any given property in order for you to decide which parcels meet your requirements for a specific use. Be sure to ask if there are any "deed restrictions" and obtain a copy of all zoning ordinances before building. If you intend to build, inquire about building codes.

Q: Is Title Insurance Available On This Property?
A: Title Insurance is a guarantee that, in the event of title problems, they will attempt to correct the problem, and if they are unable to, they will pay you for your damages.
